• Price : the law sets either a firm and fixed price, or a price indexed to BT01 (the French building price index). Pascal Laurent recommends each client to sign a contract with a firm and fixed price. The price will not be subjected to change.   MORE...The BT01 index, based on construction cost is linked to the variations of prices of building materials. The price of the contract is very likely to increase if your contract is indexed to BT01. The amount of this augmentation is known only at the start of building or at the delivery of your house!

• Description sheet  : it gives a detailed list of all necessary elements to make your house habitable.MORE...Pascal Laurent can assess the cost of works you may complete yourself. This way, we can help you to estimate the total amount that would be allocated to building your house.

• The financial guarantee is issued by a bank (guarantor) and enables to obtain delivery of the house at the agreed price and terms, whatever the situation of the builder may be.
    MORE...The bank guarantee used by Pascal Laurent also covers the first deposit, should problems arise between signing the contract and starting the works.

• The ‘dommage-ouvrage’ insurance (general insurance on construction) includes legal liability and decennial responsibility arrangement. It enables to organise and pay for the repairs in a very short time, an expert coming immediately to assess the damage and establish responsibilities. If you sell the house, the responsibility is not yours any more. This insurance is nominative.
    MORE...Some deceitful builders may suggest you sign the ‘dommage-ouvrage’ contract first, and then, when the building has started, try to convince you not to sign it any more. Demand to sign this insurance or find another builder: should a problem arise, you would have to take long and costly proceedings. Moreover, if you sell your house within 10 years and you have not issued this insurance, the price of the house will be lower and you could be made personally responsible in case of a problem.

• The time limit for conditions precedent enables to carry out all the necessary administrative procedure before starting the works (confirmation of planning permission, of land purchase, of bank loan, of guarantees from the builder). Pascal Laurent sets up a minimum amount of time (4 to 5 months).
    MORE...If a builder sets up a time limit of 9 months for the conditions precedent, the works may not start, even if the conditions precedent has been obtained before deadline, which is bad for the client. Moreover, if the price is indexed, that is not firm and fixed, the client takes the risk of having to pay a higher price.

• The construction deadline is set up by the guarantor. If this deadline is not met, a time penalty must be paid for.MORE...Pascal Laurent do their utmost to deliver the house before the deadline planned in the contract, while allowing sufficient time for drying. The price being firm and fixed, we want to make sure the cost resting on us is limited. Moreover, clients who obtain delivery of their house quickly are satisfied and will tell their friends about it.

The 1990 law applies only to the construction of single-family houses. The other markets, notably renovation work, are ruled by other types of contracts.
